B&B Policies

RESERVATIONS:

* ADVANCE reservation required; NO WALK-INS . Please CALL to make same day reservations prior to 2:00 p.m.
* We do not host weddings. However, we hope you will consider us for your honeymoon or intimate wedding reception.
* The Bed and Breakfast is able to accommodate corporate meetings, showers, parties and dinners for 25.
* Due to our small size, we do not hold or block off rooms for groups. Reservations are required.
* Gift Certificates Available - purchase online, call or e-mail us.
* Forms of Payment accepted: Checks, Visa, MasterCard, Discover, American Express.
* The Bed and Breakfast is open all year.

CANCELLATION

As a small Bed and Breakfast, we rely heavily on advanced reservations, cancellations affect us greatly. Please notify us as soon as possible if your reservation needs to be changed or canceled.

* A $25.00 service charge per room will be applied to all cancellations. Due to limited availability which requires us to turn guests away once a room is reserved, cancellations (for M-F reservations) received less than 7 days from arrival will be charged the entire reservation price; no exceptions.
* Weekend and Holiday cancellations received less than 14 days from arrival will be charged the entire reservation price.
* During the WINTER MONTHS, should we incur inclement weather which make road conditions unsafe, you can either reschedule or cancel your reservation and receive a full refund without penalty.
* No Shows, that is not notifying us at all, will not be refunded. If a reservation is cut short, there will be no refund; no exceptions.
* Cancellations may be made via email or by calling and speaking with the house manager or staff to cancel a reservation. In the event of a cancellation, a confirmation will be emailed to you - this email is verification we have recorded your cancellation.
* Cancellations are not accepted by email or through a message left on voice mail; you must call and speak with the house manager or staff to cancel a reservation. In the event of a cancellation, a confirmation will be emailed to you - this email is verification we have recorded your cancellation.

GUEST:

Check-in, check-out times:
* Check-in time is from 3PM to 9PM
* Check-out time is Noon
* We cannot accept early Check-in or luggage drop offs.
* Due to time constraints, no late check-outs

Other check-in and check-out times may be accommodated with advance notice. Please contact us if such arrangements are needed.

SMOKING:

For the comfort of all of our guests, smoking is not permitted anywhere in the B&B or on Canaan Land Ranch property. Smoking inside the Bed and Breakfast will result in an immediate request to leave and an additional $500 cleaning charge will be assessed for each room affected. We are completely Smoke and Alcohol Free.


Unlawful and unacceptable activities:
Consumption of alcohol is not permitted anywhere in the Bed and Breakfast or on the property.  Alcohol is not permitted on the property and will result in an immediate request to leave without a refund. Law enforcement will be summoned if appropriate.

Visitors of registered guests in the B&B:
The Bed and Breakfast is open for the enjoyment of registered guests.  At the discretion of the house manager, visitors of registered guests may be permitted between the hours of 11AM and 8PM.

Children:
Due to its intimate nature, our B&B is not recommended for infants or children. Guest rooms have a maximum occupancy of two guests per room.  Arrangements for older children may be made at the discretion of the house manager.  Unaccompanied minors (under age 18) are not allowed.

Pets:
We are sorry we are unable to accommodate pets.
